For Our Fully Furnished Homeowners

We offer only full-service management services. We do not handle “courtesy listings” (owner managed after move-in) or any sales from our office. Our objective is to manage and maintain your property as if it is our own.

We do NOT up charge on maintenance services & requests. We also notably do NOT charge a set-up fee, document storage fees, reletting or document preparation fees, vacant property fees, or inspection fees. We view our management services as more of a partnership. Our only charges are a percentage of gross rent collections, $60 per month advertising, and we’ll even split REALTOR® referral fees with you.


Our management services include:

Basic photography at no additional cost, marketing and advertising, showing of the property, applicant/tenant screening including credit and criminal background checks, lease and contract preparation, collection of prior to move in funds including rent, security deposits, and cleaning fees, collection and distribution of regular rental payments, servicing of notices upon the tenant when necessary, handling maintenance requests, handling HOA notices, post move out inspections, security deposit dispositions, general monthly accounting and statements (with invoice copies directly from vendors), and annual accounting.

Advertising of your property is completed through the MLS (and automatically syndicated sites such as reltor.com and other popular sites), our own site, and directed marketing to corporate, insurance, and relocation housing providers.
